Lanikai Homes: an entire content engine, run for them

A design studio in Kailua had a decade of beautiful work and no system for showing it. We designed the engine, and we run it every month.

Who they are

Lanikai Homes is an interior design and renovation studio in Kailua, Hawaii, led by James and Jazzie Jenkins. It is a design-led practice: the studio designs the spaces, then coordinates and oversees the independent licensed contractors who carry out the work. That distinction matters, and it shapes every word we publish on their behalf.

The problem

The studio had roughly fourteen completed renovation projects sitting in a back catalogue — finished, photographed, and effectively invisible. Marketing happened when someone remembered to post. There was no cadence, no strategy behind what went out, and no way to know whether any of it produced work.

What we designed and now run

Swell & Stack Co. operates their full content-marketing engine end to end. The studio's job is to approve; ours is everything else.

  • Strategy and production. Reels, renovation timelapses, long-form blog articles, Google Business Profile posts, and LinkedIn content — planned against a topic strategy rather than produced ad hoc.
  • An approval dashboard. Every asset lands in one place for James and Jazzie to review before anything goes live. No inbox threads, no screenshots, no guessing what is scheduled.
  • Automated scheduling and publishing. Approved content publishes on its own, tuned to Hawaii prime times rather than mainland defaults.
  • Case-study production from the back catalogue. We work through the archive of past renovation projects and turn each into publishable content — recovering value from work already completed and paid for.
  • Monthly performance reporting. Search Console data, Google Business Profile metrics, and lead tracking in one recurring report.

Published work

One example of the long-form side of the engine is their article on designing ADUs and ohana units in Kailua — a genuine local search topic on the Windward side, written to answer the question a homeowner actually types. Alongside written work, video content produced through the engine publishes to the studio's Facebook and Instagram.

Compliance was part of the spec

Because Lanikai Homes is a design-led studio that coordinates independent licensed contractors rather than self-performing the work, the language in everything we publish is constrained by their counsel's requirements. Those rules are baked into the production process rather than caught in review — a marketing system that creates legal exposure is not a working system.

What the system delivers

We do not publish invented performance numbers, so here is what the engagement produces in plain terms: a consistent publishing cadence that no longer depends on anyone at the studio finding a spare hour; a back catalogue steadily converted into indexable, shareable assets; a single approval surface the owners actually use; and a monthly report that makes the marketing legible instead of a black box.
